It depends on the plan you choose. Our Essential plan includes 2 visits per month. Standard includes 4 visits — 3 focused condition checks and 1 more thorough walkthrough. Premium includes 4-5 visits per month. Additional visits are available outside your regular schedule for $65 each.

Every visit generates a GPS-verified, timestamped photo report sent directly to you the same day. Standard and Premium plans include a written summary alongside the photos. Premium clients receive a full written report with every visit.

All reports are permanently archived in your secure client portal — log in anytime from anywhere in the world to review every past visit, pull up documentation for an insurance claim, or check your upcoming scheduled visits.

You hear about it the same day — with photos and a clear description of what we found. If a vendor or contractor is needed, we can coordinate access and, depending on your plan, supervise the work on your behalf. You’re never left to sort it out from out of state.

Yes. Siesta Stays is fully licensed, insured, and bonded. We’re accredited members of the National Home Watch Association (NHWA) and the Florida Home Watch Association (FHWA) — both organizations require proof of current insurance and bonding as a condition of membership. We’re happy to provide our certificate of insurance before you sign anything.

No. All plans are month-to-month. Cancel anytime with 30 days written notice — email or text qualifies. You’ll never be locked into a contract you don’t want.

Neighbors are great for emergencies they happen to notice. But a professional home watch visit is systematic — we check 20+ specific points inside and outside the property, run the water, test the AC, and document everything with photos. If there’s ever an insurance claim, a neighbor’s word doesn’t carry the same weight as timestamped, GPS-verified documentation from a bonded professional. For owners whose insurer requires documented visits to maintain coverage on a vacant or unoccupied property, our reports provide exactly the paper trail you need.

Standard and Premier plans include a visual check of one vehicle per visit — we look for flat tires, visible exterior concerns, and any obvious issues. Additional vehicles can be added for $15 per vehicle per visit.

We serve Siesta Key, Lido Key, Bird Key, and the surrounding Sarasota area. A regular home watch visit checks on a property that’s already set up for your absence. A Home Closing is a one-time service at the moment you’re leaving — we actively transition the property into away mode: shutting off the water main, setting the AC and humidistat correctly, securing windows and sliders, confirming appliances are off, and documenting the full condition of the property as you leave it. We also offer a Home Opening service when you return.

Yes. Standard and Premier plans include vendor access visits — we show up, let in your service provider, oversee the visit for up to 30 minutes, and lock up when they’re done. Essential plan clients can add vendor access at $65/hour. If a service appointment runs longer than 30 minutes, additional time is billed at $65/hour for all plans.

Many Florida homeowners insurance policies include a vacancy clause that limits or voids coverage after a property has been unoccupied for 30, 45, or 60 days — the specific timeframe varies by insurer and policy. Once that threshold is crossed, the insurer may deny claims for damage that occurred while the home was vacant. Regular, documented home watch visits are the most effective way to satisfy these vacancy requirements and maintain your coverage. After every visit, you receive a GPS-verified, timestamped photo report — the kind of documentation an insurance adjuster will actually accept if a claim is filed.
